Let's roll back the clock... Probably the 1930s, maybe the late1920 . This home is so original. Saltbox charm right next to the railroad track and in the heart of Pelzer. An investment property with loads of potential. I will be completely transparent, this home needs rewiring , new plumbing and a complete HVAC system. First off it never had HVAC, it had a wood burning stove that probably used oil later. Not to mention the 4 working fireplaces at one day in time to heat the home As far as cooling you opened the windows and turned on a fan.. The electrical is old with some updates but really needs a new system . Take a look at the main light source in three rooms: a fabric electrical cord with one bulb hanging from the ceiling. . There were later window units washer and dryer as well as a stove so it could run modern appliances but a master electrician would be best to confirm any possibilities of salvaging its current state There were some plumbing leaks when the house last ran , the kitchen and bath need to be torn out and replaced. I am amazed at the hardwood floors , original and solid and just need sanding and refinishing, they would be fantastic. I'm also amazed that the walls are original, not drywall but wood plank board throughout. There are a total of three bedrooms, living room, dining room, kitchen laundry area and an added bathroom on the porch which would have to be totally torn out and redesigned. Upstairs is where the other two bedrooms are 100% original dry board and plank board .The house is solid. I had a termite inspector go under the house and the moisture was somewhat high 22% but not horrible Their advice was a moisture barrier would pretty much take care of that and this was after a heavy rain when it was inspected.aso there were no active termites but there was evidence of some termite.damage, but nothing catastrophic by any means. The home has a metal roof on the majority of the main house with a section of composite shingles.Has a charming front porch perfect for a swing to hang out on the summer night. You can tell the home was really quite charming and loved in its day just from the landscaping.There's also a workshop that had power at one time it needed some loving care especially on the roof. Outback is a one bedroom apartment with a kitchenette and bathroom. It also needs a good gut job or if you don't want to use it for living quarters you could turn it into additional storage with minimal dollars spent.This home is being sold AS IS and is priced accordingly This will be a cash deal only.I feel really good about the house It had a lot of good history and is ready for someone else to take it to the next chapter.
