Renovation and rehabilitation proposals will require the review and approval of the Detroit Historic District Commission at a public meeting. As this unique property was historically designed and used as a church building, the Commission will expect the preservation of certain historic features as part of a creative and historically sensitive rehabilitation project, even if the proposed adaptive reuse is for a single-family home. Bring your historic architect! This historic church building is most appropriately reused for another church, organization, or community space, but a number of other by-right and conditional uses may be possible, including conversion to a single-family house or an educational/day care use. Potential applicants are encouraged to review relevant regulations, seek neighborhood input, and do their due diligence with city agencies and departments. The city seeks a creative and feasible plan to return the building to productive occupancy at the earliest possible date, but preservation of the historic church character will likely be the most important criterion for a successful ownership “match.” New roof, gutters and interior/exterior modifications recently completed.
