Typical water levels range from 2.5' at low tide to 5.5' at high tide. The second dock is 20' long. From the Bull Creek dock its only a few right turns to the Mighty Mullica River. The Bull Creek inlet is not a small width, roughly speaking, its about 120' wide. Often cliché is the word "awesome" but I was "Awe" struck the first time I visited this property and every time thereafter. I am sure, if you are lucky enough to see it, you will feel the same way. The site line as you pull off River Road onto to the premises is an artists dream. An unbelievable setting. A perfect balance of man and nature. Man provided the dock... long, slender, - gracefully curved... and God provided the Nature - the mesmerizing movement of the water, the grassy low-lands, and the gentle sway of the tall pines. Everyday is a new adventure here. When photographing, I came upon a cadre of mallard ducks, a blue heron did a fly over, numerous red-tail hawks, and turkey vultures were watching my every move! (Truly Exhilarating!) How do you enjoy all natures majesty? From your elevated cabin! This a very cool little structure. At around 400 square feet, it makes for the perfect get away spot or hunters lodge. Warm woodwork through-out, a-framed ceiling with metal roof, and windows all around, especially impressive are those that frame the dock. It's a simple structure and may fit the needs of some. There's 1 bathroom, nothing fancy, but fits the scene well, along with a covered porch perfect for lounging. The interior nautical theme is well orchestrated. The cabin is serviced by a newer well and almost new septic system. The septic system is fully approved by the Burlington County Health Department. But here's the bonus. If the cabin was not your thing... this dwelling can be demolished in favor of a 3 level, 1000 square foot per level, brand new house! So we're talking about a 3,000 square house over looking Bull Creek! There are a few options: if you use the existing footprint, a home can be built up, to 3 stories tall, (3 squares of 1,000') on the existing footprint of the current cabin. Or, if you pushed the house footprint back 50' a home with a larger footprint can be built. The best thing is that either way the septic is already built to accommodate the load. If the new owner chooses to have the cabin demolished, they must rebuild within 5 years from the demolition or lose their right to reconstruct. These are the Pinelands rules, not mine! On hand we have an elevation survey. It looks like the cabin is 9.5 feet above mean high water. It's unlikely that mandatory flood insurance is necessary. Do your own due diligence. Also we have a Pinelands certificate of filing which simply means they already have a file started on the property. Optional, there's also Freshwater Wetland General Permit which would allow 135' of bulkhead to be installed in proximity of the dock. This permit must be renewed every 5 years if not acted upon. There's approximately 3+ years left on the current permit, all transferable to the new owner. This is an entertainers or artists dream property. Pull up your boat or your wave runners, walk up the dock, and enjoy life from one of the best vantage points in all South Jersey. You may feel like your the only person in the world. It's a guilty pleasure, you get to see what is typically private to nature, to be seen by man. Just reach out and touch it! Resort Living Everyday!
