This ranch style property began with a Mexican land grant of 12,600 acres in 1843 to Juan Bautista Alvarado. Alvarado raised cattle and built a large adobe house looking out onto Escondido. After the Mexican-American War with the California cession to the United States, the Treaty of Guadalupe Hidalgo in 1848 honored all land grants. In 1872 the land received a patent by the Public Land Commission to Alvarado’s heirs. In 1886 the heirs deeded the land to the Escondido Land and Town Company which subdivided the land and planted citrus groves and vineyards.
