Another spring, another crazy real estate market in the Bay Area. Once again, Berkeley tops the list of crazy bidding wars with 90% of homes selling over asking price, but is Mountain View cooling? Mountain View dropped 11 spots compared to last March, the biggest drop of any city on our list. San Leandro, Union CityMilpitas and Hayward are all heating up, outpacing many of their historically competitive neighbors. Even historically less-competitive areas like Richmond and San Rafael are heating up.

#2 Milpitas – 88% of homes sold over asking price, up from 78% last March

#3 Sunnyvale – 86% of homes sold over asking price, down from 87% last March

#4 South San Francisco – 84% of homes sold over asking price, up from 81% last March

#5 San Leandro – 81% of homes sold over asking price, up from 73% last March

#6 Daly City – 81% of homes sold over asking price, same as last March

#7 Union City – 79% of homes sold above asking price, up from 67% last March

#8 Redwood City – 78% of homes sold over asking price, up from 73% last March

#9 Santa Clara – 78% of homes sold over asking price, down from 80% last March

#10 Hayward – 76% of homes sold over asking price, up from 67% last March

#11 Alameda – 75% of homes sold over asking price, down from 78% last March

#12 Palo Alto – 74% of homes sold over asking price, same as last March

#13 Fremont – 74% of homes sold over asking price, down from 75% last March
