General questions

1. How does the agent typically return calls and emails—do they respond instantly or do they have set times that they respond?
2. Can your agent give you a referral from a recent buyer?

If you are buying a home

1. How flexible is the agent's schedule? Can they show you a home when you want to see it?
2. What is your agent's process for making an offer on a house?
3. What's involved in the closing process?
4. How many homes did your agent helped people buy and sell last year?
5. See if you can get them to give you a referral from a recent buyer.
6. How will your agent find the ‘right house’ for you?
7. Is your timeline for buying in line with your agent's timeline? If you're going to take a while to make a decision, they need to know that.

If you are selling your home

1. Will your agent agent stage your home if necessary?
2. How will they help you sell your home?
3. What is their approach to negotiations?
4. How do they photograph your house so it will sell?
5. Do they notify the neighbors your house is for sale (many houses are bought by people mere blocks away)
